How a demolition take-off should cite its basis

People search for demolition estimating software because quotes fail in the same way: a size, a mix, or a dump rate with no source. The number looks finished. It is a guess. This note is how to write a take-off a supervisor can defend.

The rule

If it is not written, it is not a fact. Every figure needs a source next to it. No source means it is assumed — say so out loud in the number, or do not send the number.

Known vs assumed — examples

  • Known: length and width from a dimensioned drawing note you have in the job folder.
  • Known: storey count from a walk with a written elevation.
  • Assumed: mix copied from the last bungalow. Mark it assumed until this building is opened.
  • Assumed: dump rate from last month’s invoice for a different site. Mark it assumed.
  • Not a measurement: a phone photo. A photo is evidence that a wall exists. It is not a length.
  • Not a measurement: ‘it looks about 18 metres.’

Checklist before the number leaves the cabin

  • Footprint: source written (drawing / tape / instrument).
  • Height or storeys: source written.
  • Mix or material: known or marked assumed.
  • Dump cost: written rate or marked assumed.
  • Scrap steel: written basis or marked assumed.
  • Anything blank: do not send. Fill it or say it is open.
